Wildwood Real Estate Buyer's Pre-Closing Checklist

Make sure you perform a pre-settlement walk-through to guarantee the property and its contents are as you remembered. This is your last chance to view the property before you actually own it.

In 29 years of practice I can tell you some pretty strange stories when buyers did not perform pre-settlement inspections.

Whether it be a missing item you were told would be included in the sale or actual damage to the property that occurred since your home inspection the last thing we want is for you to take possession and be surprised when you enter your new Wildwood Home or Condominium for the first time as the owner and encounter an unexpected situation. This should be a happy time so we'll guide you all along the way to make sure the entire transaction is as pleasant as possible.

Before you close you should check a few things.

During your home inspection or initial showing, components and conditions might have gone unseen due to furniture, floor coverings and storage. For this reason, it is strongly suggested that you complete a pre-closing walk-through to examine everything one last time, when the house and property are accessible and unobstructed.

This checklist is intended to assist you in performing this walk-through. Elements listed below should be observed and operated when appropriate. Special attention should be given to any element not previously inspected or those randomly evaluated (like windows and electrical outlets/switches). Should any variations from the inspection report be noted, or if there are any questions, contact your Home Inspector prior to closing. All open issues concerning the property should be resolved with the home seller prior to closing.
